Introduction

The purpose of this exercise is to have students understand and interpret the existing indices in Cyprus and be able to use them in valuation and agency cases.

Assignment Tasks

 CBC property index – Cyprus based

 RICS Cyprus index – Cyprus based

 IPD – Investment Property Databank

 Neapolis Residential Property Index

1. Evaluate the indices mentioned above. In your analysis, try to focus on: purpose, sources of data used, reliability, & cost.

2. A foreign real estate fund is aiming to invest in Cyprus. You are instructed from this fund to analyse the methodology used for the construction of the CBC and the RICS Cyprus property indices. Give them advice how they can use the published information from the two indices.

3. Try to explain why IPD is not providing data for countries like Cyprus or Greece. (3) 4. Present all 3 indices on the same graph and discuss about the different results they provide.
