Aria and Wiremu Ngata are very pleased with your appraisal of their property and say that they are planning to list it for sale with you within about a month. Aria mentions that her mother, Mere, is thinking of selling her investment property. It’s a home unit on a unit title.
You meet with Mere and view the property, taking detailed notes as shown below.

Built 2007. Brick exterior and concrete tile roof, with solid concrete foundation. Aluminium joinery.
2 double bedrooms, 1 large single. Open plan living / dining. Kitchen is modern, but now looking a little tired. Bathroom has shower, toilet and handbasin. Electric hot water.
Large single garage (internal entry), includes laundry. 1 carport, and offstreet parking for 1 visitor car.
Chattels: Stove (F&P Icon), fixed floor coverings, curtains and drapes, light fittings, Sky TV aerial, 1 x garage remote. All in very good condition.
Body corporate fee currently $2,340 per year. Rates $1,625 (this year).

You have since presented her with a CMA, and she’s agreed to list the property for sale at an asking price of $630,000, which is slightly below the top of your appraisal range. She is happy to have a listing for eight weeks and will review progress at the end of that time.
You have discussed a marketing campaign with Mere, and she is happy to contribute $1,500 to advertising and promotion. She has asked for a promotional sign, costing $250 to be included in the marketing plan. There will be no rebates, discounts or other commissions applying to any of the marketing choices she has agreed to.
The property is currently vacant, and there’s no burglar alarm, so viewing is straightforward. There’s a key to be held at the Waterford Real Estate office. All sales staff must leave a business card when they view the property, please.
